Docklands Data Centre Campus - update

The Royal Docks is set to house one of London's largest data centre campuses, meeting the growing demand for AI in the city. The site, formerly a paint factory next to Tate & Lyle that has been vacant for decades, will now be redeveloped as a modern data centre campus.

Ada Infrastructure received approval from Newham Council in December 2024 for a campus comprising three data centre buildings, a Multi-Function Building, and associated infrastructure. The site will create a number of skills, training and job opportunities for local residents as well as community spaces and an enhanced public realm around the site, including a new pocket park and pathways for pedestrians and cyclists.

The development will also use renewable energy sources, exhibit indigenous vegetation and will be the first data centre campus in England to achieve both BREEAM and WELL certifications (both industry standards after certification is complete). The campus will be designed to reduce carbon emissions and improve sustainability, while enhancing comfort, health and wellness for future employees.

Reserved Matters Applications (RMA)

Ada Infrastructure has submitted a Reserved Matters Application for the construction of the Multi-Functional Building, which will be considered by Newham Council shortly.

Have your say: Although the statutory consultation has now closed, you’re still able to share any final comments on the scheme by visiting the Council’s planning portal and searching for the application number: 24/02660/REM.

The two-storey building will:

  • Host small businesses, charities and community groups for functions, training, and employment programmes.
  • Create new public spaces and landscaping around the building and West Silvertown DLR Station, alongside the outdoor gym equipment.
  • Feature sustainable designs, with a green roof, photovoltaic panels, and district heating and rainwater capture systems.

As part of the next stage for the project, Ada Infrastructure are preparing to submit the final two RMAs for the campus, which will see the creation of:

  • Two high-quality designed data hall buildings, rising to 20 storeys.
  • Important data storage facilities, to support the needs of local and national businesses.

Planning applications have been submitted and will soon be validated, after which Newham Council will hold a statutory consultation where you’ll be able to share any comments you might have on the proposals.

Upcoming Community Liaison Group

In due course, Ada Infrastructure will share information for their first Community Liaison Group, where you’ll be able to meet to and speak directly with members of our team throughout the construction programme as they work to bring the Docklands Data Centre Campus to life.
