Royal Albert Wharf: A Beacon of Housing-Led Regeneration

Royal Albert Wharf, one of the Royal Docks Team’s flagship developments, has been recognised as model of best practice in housing-led regeneration. The scheme is delivering 1,856 new homes, 45% of which are genuinely affordable, through a partnership between Notting Hill Genesis, Telford Homes and Countryside Partnerships.

The development is prominently featured in New London Architecture’s (NLA) latest publication, Homes for Londoners: A new agenda for public housing, which explores innovative strategies and partnerships for accelerating the delivery of high-quality housing across the capital. Royal Albert Wharf in the Royal Docks stands out as an inspiring example of how sustainable housing and thoughtful placemaking can be delivered on public land.

Developed on Greater London Authority land, the Royal Albert Wharf scheme, led by Notting Hill Genesis, combines commercial space, affordable artist studios managed by Bow Arts Trust, and a diverse mix of tenures. This blend of uses and artist-led placemaking has created a vibrant, inclusive neighbourhood for the Royal Docks, alongside really high-quality homes.

Master planned by Maccreanor Lavington, the project has earned multiple awards for its architectural quality and urban design. With final completion expected in late 2025, Royal Albert Wharf continues to exemplify the innovation and design excellence expected in public land development.

The publication will be launched by the NLA at the London Centre on 23 October. The event will bring together industry leaders from across the built environment and public sector to identify barriers, showcase best practice and highlight innovative approaches. 

The ‘Homes for Londoners: A new agenda for public housing’ insight study is part of a wider programme including a publication, an exhibition, and a programme of events at The London Centre.
