Affordable housing milestones in Royal Albert Wharf: landmark development welcomes its first residents
Gallions Green, a key development site in Royal Albert Wharf, is welcoming its first residents as it reaches practical completion, with the final handovers due to take place later this month.
The development is the penultimate phase of the wider Royal Albert Wharf masterplan in the Royal Docks and welcomed the Mayor of London, Sadiq Khan, just a year ago to celebrate the phase reaching its highest point.
Gallions Green features two buildings offering a total of 267 new homes, more than half of which are affordable housing, with 40% being larger homes designed with families in mind.
The project is a joint venture partnership between Notting Hill Genesis, one of the largest housing associations in the country, and Telford Homes, one of London’s leading residential and mixed-used developers. Of these homes, 132 will be delivered for market rent on behalf of a joint venture between EQT Exeter and Sigma Capital Group and will transfer to SIGMA Capital in March, when they are expected to handover.

The rental phase of the scheme, known as Anchor’s Point, will include a mix of one, two and three bedroom apartments, family-friendly duplexes, concierge, a resident gym, co-working space and a resident lounge, and will be managed under the Simple Life London rental brand – one of the leading build to rent (BTR) providers in the UK.
Meanwhile, a new high-quality riverside development where more than three-quarters of homes will be affordable housing has reached its highest point.
Gallions View will provide 238 homes in total, which are due to be completed in April 2025. They will be delivered by not-for-profit housing provider Notting Hill Genesis and contractor Lovell Partnerships.
It is the sixth and final phase of Royal Albert Wharf and thanks to additional funding from the Mayor of London it will offer 76% affordable housing, including London Affordable Rent, London Living Rent and Shared Ownership affordable tenure. Notting Hill Genesis are also working with the Royal Docks Team to create a new area of community open space on the site.
Once completed, Royal Albert Wharf in the Royal Docks will have been transformed into a vibrant mixed-use community for people to live and work. There will be 1,856 homes, 9,100sqm of commercial space as well as affordable studio space for artists and the creative sectors, managed by Bow Arts Trust. Thanks to more than £34m of funding from the Greater London Authority, 42% of the total homes will be genuinely affordable housing.
